Legea reglementeaz\u0103 detaliat obliga\u021biile acestora, de la notificarea schimb\u0103rilor importante din structura familiei, p\u00e2n\u0103 la men\u021binerea \u00een stare bun\u0103 a propriet\u0103\u021bii individuale \u0219i respectarea drepturilor celorlal\u021bi proprietari. \u00cen acest articol, vom analiza principalele obliga\u021bii prev\u0103zute de lege pentru proprietarii din condominii.<\/p><ol><li><strong>Notificarea Schimb\u0103rilor din Structura Familiei<\/strong><\/li><\/ol><p>Proprietarii din condominii trebuie s\u0103 notifice pre\u0219edintelui asocia\u021biei orice schimbare semnificativ\u0103 \u00een structura \u0219i num\u0103rul membrilor familiei. Aceste schimb\u0103ri includ decese, c\u0103s\u0103torii, na\u0219teri, dar \u0219i introducerea unor persoane \u00een spa\u021biu sau \u00eenchirierea locuin\u021bei. Notific\u0103rile trebuie f\u0103cute \u00een scris, \u00een termen de 10 zile de la producerea schimb\u0103rii. Aceast\u0103 m\u0103sur\u0103 asigur\u0103 o comunicare clar\u0103 \u00eentre proprietari \u0219i asocia\u021biile de proprietari, evit\u00e2nd eventualele conflicte sau probleme legate de \u00eentre\u021binerea \u0219i administrarea condominiilor.<\/p><ol start=\"2\"><li><strong>Men\u021binerea Propriet\u0103\u021bii \u00een Stare Bun\u0103<\/strong><\/li><\/ol><p>Conform legii, fiecare proprietar are obliga\u021bia de a men\u021bine proprietatea sa individual\u0103 (fie locuin\u021b\u0103, fie alt tip de spa\u021biu) \u00een stare bun\u0103 din punct de vedere tehnic \u0219i func\u021bional. Acesta trebuie s\u0103 se asigure c\u0103 nu provoac\u0103 daune propriet\u0103\u021bii comune sau altor propriet\u0103\u021bi individuale. \u00cen plus, proprietarul trebuie s\u0103 \u00eentre\u021bin\u0103 \u0219i s\u0103 p\u0103streze \u00een stare de func\u021bionare instala\u021biile \u0219i echipamentele din interiorul locuin\u021bei, cum ar fi instala\u021biile sanitare, de \u00eenc\u0103lzire \u0219i alimentare cu energie electric\u0103, pe cheltuiala sa.<\/p><ol start=\"3\"><li><strong>Repararea Daunelor Cauzate<\/strong><\/li><\/ol><p>Dac\u0103 un proprietar provoac\u0103 daune unei p\u0103r\u021bi din proprietatea comun\u0103 sau individual\u0103 a unui alt proprietar, acesta are obliga\u021bia de a repara stric\u0103ciunile sau de a suporta cheltuielile necesare pentru lucr\u0103rile de repara\u021bii. Aceasta este o m\u0103sur\u0103 de protec\u021bie a dreptului de proprietate al fiec\u0103rui locatar \u0219i de prevenire a deterior\u0103rii comune a condominiului.<\/p><ol start=\"4\"><li><strong>Accesul \u00een Proprietatea Individual\u0103 pentru Lucr\u0103ri de Repara\u021bii<\/strong><\/li><\/ol><p>\u00cen anumite situa\u021bii, asocia\u021bia de proprietari poate solicita accesul \u00eentr-o proprietate individual\u0103 pentru a efectua lucr\u0103ri de \u00eentre\u021binere a propriet\u0103\u021bii comune. \u00cen acest caz, proprietarul este obligat s\u0103 permit\u0103 accesul cu un preaviz de 5 zile, \u00een afacerea urgen\u021belor, atunci c\u00e2nd termenul se reduce la 24 de ore. Dac\u0103 nu se permite accesul, proprietarul poate r\u0103spunde civil sau penal pentru prejudiciile cauzate.<\/p><ol start=\"5\"><li><strong>M\u0103suri pentru Consolidarea \u0219i Modernizarea Condominiilor<\/strong><\/li><\/ol><p>Proprietarii au \u0219i obliga\u021bia de a lua m\u0103suri pentru consolidarea \u0219i modernizarea condominiului, prin reabilitarea termic\u0103 \u0219i structural-arhitectural\u0103, pentru \u00eembun\u0103t\u0103\u021birea performan\u021bei energetice \u0219i a calit\u0103\u021bii arhitecturale a imobilului. Aceste lucr\u0103ri trebuie realizate astfel \u00eenc\u00e2t s\u0103 nu afecteze aspectul general al blocului \u0219i s\u0103 respecte reglement\u0103rile legale \u00een vigoare, inclusiv cele referitoare la autorizarea lucr\u0103rilor de construc\u021bie \u0219i protec\u021bia monumentelor istorice.<\/p><ol start=\"6\"><li><strong>Respectarea Normelor de Siguran\u021b\u0103 Seismic\u0103<\/strong><\/li><\/ol><p>Proprietarii \u0219i asocia\u021biile de proprietari sunt obliga\u021bi s\u0103 ia m\u0103suri pentru reducerea riscului seismic al construc\u021biilor, conform reglement\u0103rilor legale.
